Q1…Why would I choose The Bridge Village residential park over a retirement village?
As we’ve already mentioned, quite simply and most importantly, the home you choose to live in is yours. You’re a home owner unlike a standard retirement village where you’re more like a house renter with a license to occupy a property.
And, it gets better!
There are no rates, no stamp duty, no legal fees, no entry fees, and should you choose to sell and move on, because it is your home, there are no exit fees like those of 30 percent or more charged in some retirement villages.
Q2…How do I become a resident?
Our village is for single people over 50 years old and couples where at least one of you is over 50 years old. If that’s you, welcome!
Q3…How do I get a site?
You start by completing the Application to Reside form for your chosen site and paying a reservation fee. Then, there’s a Contract for Sale for the home you choose and a Lease Agreement for your land.
Q4…What kind of lease is it?
The Bridge Village operates under the Residential Parks Act 2007, so while you own your home and everything it in, we own the land that we lease to you. The term for the lease is 20 years, with the right to renew for another 20 – subject to you complying with the terms of that lease.
Q5…What does that cost?
That all depends on you and your personal circumstance. Tony from The Bridge Village can give you more information and his contact details are on this brochure. Some of you may even be entitled to Rent Assistance and we encourage you to discuss that possibility with Centrelink, but it’s all included in your weekly site fees (see Question 6 for more details).
Q6…How do I choose the home I want?
Just look though the brochure and pick one! Our designers have created homes that are stylish, functional and great value for money. We also have two quality builders as part of the team to make sure your new home will meet all your expectations – and more!
Q7…Can I make changes to our home design?
Of course you can because we all like to put our own stamp on things. All home designs can be modiﬁed and adapted to suit you and your lifestyle and there are optional extras you can add as well.
Q8…What does my weekly site fee cover?
It covers the leasing of your land, maintenance of the park’s grounds and common areas, council and sewerage rates, Emergency Services Levy and management fees and a caravan storage area if you need it. The fee will also cover the running of our planned Community Centre.
The usual everyday expenses associated with owning a home – water usage, gas and/or electricity supply and any telephone and internet accounts. It’s also up to you to maintain and repair any ﬁttings or appliances you install and take out insurance cover for the building, contents, personal eﬀects, ﬁxtures and ﬁttings.
Q10…What about pets, visitors and houseguests?
Not a problem. You can have a cat or a dog providing you’re a responsible owner and they pose no threat to others in the village.
Of course visitors are welcome but if they’re staying more than one night you’ll need to let us know and get approval.
Each home site is designed for two cars so if your personal vehicles are taking those spaces, your visitors will ﬁnd we’ve made plenty of safe space for their cars within the village grounds.
Q11…Can we have a say in the way The Bridge Village is run?
The Bridge Village will be your home, so if you and your neighbors would like to get a residents’ committee together to discuss matters of common interest we’d welcome any recommendations you may wish to make.
Q12…How many homes will be here when it’s fully completed?
We’re doing this is stages, starting with eight homes and growing from there. All up there’ll be 33 homes and a Community Centre by the time we’re ﬁnished.
Q13…What happens if I choose to leave?
We’d like to think that you’ll never want to leave, but if you should there are plenty of options depending on where you are time-wise in your lease.
But remember, it is your home and there are no exit fees. Tony from The Bridge Village can tell you more.
Q14…Who owns the village?
The Bridge Village is privately owned and operated by people who have plenty of experience creating the kinds of home you’re looking for and the kind of lifestyle you’ve always dreamed of.
